Strong New Home Sales Spur Commercial Growth in Cypress Creek Lakes
Following two years of record-setting new home sales in Cypress Creek Lakes, commercial activity in the community is very active and is bringing residents many new conveniences right to their front doors.
H-E-B has started construction on their new 100,000 square foot store at the northeast corner of Fry Road and Tuckerton. The 15-acre site will include a fuel center and car wash. Opening is scheduled for mid-summer 2015.
On this same corner, SmithCo Development and Mischer Investments are joint venture partners on a 30,000 square foot retail center. The site is currently pre-leasing. This site is 12-acres and in addition to the center, three additional pad sites will be available. This center will bring residents banking, medical and retail opportunities.
This northeast corner of Fry and Tuckerton includes an additional 60 acres, which is now in land planning for a future mixed-use development.
Additionally, a new two-story medical office project will soon be developed by Mischer Investments along the Fry Road corridor in Cypress and is currently pre-leasing. The 29,000 square-foot facility will be constructed on the southeast corner of Fry and Cypress N. Houston roads and will be leased by private real estate company Transwestern. The facility will feature covered parking, a covered patient drop-off and a modern two-story lobby. Construction is expected to begin when the facility is 50 percent pre-leased.
Mischer also recently developed the Shops at Cypress Creek Lakes, a 30,000 square-foot retail development near Fry and Cypress N. Houston roads, which is 100% leased.
“All the things residents need and want are here,” Mischer’s vice president Randy Corson said. “I think the retail and commercial development is coming in because of the needs of the families living here in the area.”
