Homeowners are Willing to Pay-Up for "Wish List" Features

Experts say it’s all about appealing to the homebuyers’ “wish list” – and offering a plan that not only fits their needs, but is also tailored to the way they really want to live.
“We found that homeowners are willing to pay more to get the size home they want – and the features they want,” says Gopal Ahluwalia, vice president of research for the National Association of Home Builders, summarizing NAHB’s annual consumer preferences study at the International Builders Show in February.
New homes in the desirable Mischer Developments are already tailoring their plans the meet these wish-list items and offer community features in line with eco-friendly trends that are important to the Generation X and Generation Y buyers. Such features as polished granite countertops, stainless steel and energy star rated appliances, 42-inch upper cabinets, wood floors and spa-like bathrooms.
Techies won’t be disappointed either, with features such as automated lighting controls, broadband, structured wiring, whole house audio and home theaters, and energy management systems.
In the end, today’s buyers get a lot of perks when they buy a new home, including the kind of features that make a house a home and ultimately making the purchase of a new home, over a pre-existing home, much more appealing to the younger buyers.
"Consumers want a home that’s livable for today’s modern lifestyles that has ‘just for me’” features,” said Gayle Butler, editor-in-chief of Better Homes & Gardens. “This is an opportunity market. It’s a great time to get what you want!”
